Understanding valuation report review

Short explainers on the ideas behind ValComply.ai, and answers to the questions professionals most often ask about how the assessment works.

Concepts

The ideas behind the assessment

Proportionality in review

Why the right depth of review depends on the property, purpose and risk — and why a concise report can be entirely appropriate for a simple, well-evidenced asset.

Evidentiary reliability

What it means for a valuation to be independently traceable and testable, and why that matters when someone must rely on a report they did not prepare.

Grade vs acceptability

Why report quality and fitness for a stated purpose are related but not identical, and how a lower-grade report can still be acceptable with limitations.

FAQ

Common questions

Is ValComply.ai a valuation?
No. ValComply.ai does not prepare property valuations or provide a value for a property. It reviews an existing valuation report and assesses how far the report’s evidence and reasoning support the adopted value for its stated purpose.
Does it certify compliance with a standard?
No. It applies a structured framework informed by widely recognised International Valuation Standards principles and the ATO's guidelines for SMSF valuations. It does not certify compliance with any particular standard, and it does not determine whether a report will be accepted by any regulator, court or other body — the ATO is not obliged to accept any valuation report, however thoroughly it has been prepared.
How is the tier decided?
The tier is assigned automatically from the property, value, purpose, evidence and risk. The user does not select it. It may be revised where the detailed review reveals additional complexity or risk.
Why did a concise report still grade well?
Because grading is proportionate. For a simple, well-evidenced assignment, a concise report can fully meet what the assignment requires. The framework does not reward length for its own sake.
What does “Acceptable with limitations” mean?
That the report appears suitable for its stated purpose, subject to noted limitations that do not prevent reliance. The limitations are set out so they can be considered and, where appropriate, clarified.
Can a report be re-assessed after it is amended?
Yes. If the author provides clarification or an amended report, ValComply.ai can re-assess it against the prior findings — indicating which items appear resolved, what has changed, and anything newly identified.
Does the AI make mistakes?
AI can make errors or overlook information. ValComply.ai is designed to support professional judgement, not replace it. Its output should always be considered alongside the professional user’s own enquiries and review.
What file types are supported?
Property valuation reports and agent appraisals provided as PDFs. If you have another format you would like to assess, mention it when you request a demonstration.
